• What is urban transformation?

  Urban transformation is the systematic treatment of existing buildings against possible earthquakes: the risk values of the ground and the structure are determined, risky buildings are taken out of use and replaced with structures suited to the ground. The aim is to minimise loss of life and property.

• Who can benefit from urban transformation?

  Owners who want to rebuild their homes, and tenants and holders of limited property rights living in risky buildings, can benefit. Transformation is not limited to housing: residential complexes, business centres, hotels, educational and health facilities, production and industrial facilities, organised industrial zones and fuel stations are also covered.

• How do I benefit, and how does the process work?

  An application by one of the owners in the building is enough to start. After your application and our agreement, our specialists prepare the building risk report; the process begins when the Ministry approves it. The owners’ decision, the contractor agreement, the permit, construction and the new title deeds follow — we manage all of it under one roof.

• Which documents are needed for the earthquake risk report?

  For the earthquake risk report you need: a copy of the title deed, a copy of your identity document, an encumbrance certificate from the land registry, the structural drawings of the existing building from the municipality (or an official letter stating none exist) and the municipality’s UAVT letter.

• Can I use the loan, rent assistance and exemptions?

  Eligible right holders may use a state-backed urban transformation loan, rent assistance or relocation assistance, and benefit from fee and tax exemptions during rebuilding. Only one of rent assistance and loan support may be used. Because the amounts are revised periodically, we share the current figures when we speak.

• Why Expert İmar?

  Alongside technical drawings and design, we are experienced in permitting and municipal procedures. We work to keep your file moving correctly and quickly, towards an outcome you are happy with.
• How do you work?

  We work to a plan and a programme: first we collect the documents needed from you, then we follow up every step on your behalf until it is resolved.
• How long does it take to design and build my project?

  Architectural drawings and the other technical work vary with the size of the project and conclude quickly as long as revisions are limited. What really extends the overall timeline is the municipal and permitting process.
• How does pricing work?

  Our fee depends on the services provided and on the nature of your building or need. Fees and charges requested by the municipality and similar bodies are passed on separately. For a firm figure we need to hear what you need.
